This month I want to introduce you to the first edition of my new feature called Roxy’s Adventures in Commercial Real Estate and share insight about a T-Mobile deal I completed. Every other month I will share my adventures with you and highlight a significant aspect of that month! For April I am pleased to kick off this feature and share a great adventure I had as well.

In the 1st quarter of 2021, I represented a landlord in the leasing of an approximate 4,800 SF space to T-Mobile at the Phelan Village Shopping center, located in Phelan, CA.  Let’s start with a quick overview of where Phelan is. Phelan is an unincorporated community in San Bernardino County, located in the High Desert / Mojave River Valley area of the Inland Empire with neighboring cities of Hesperia & Victorville.

 

 

 

T-Mobile was interested in this center since it is the only grocery-anchored center in the area for around 10 miles.  The center is anchored by Stater Brother’s, and according to Placer AI, the center ranked # 19 out of all 169 Stater Brother’s in regards to foot traffic count.

This busy center was a target for T-Mobile.  The 4,800 SF that was leased by T-Mobile is unusual considering their standard footprint is in the 1,400-2,000 SF range.  However, we did not have any spaces available in that size range.

Stay tuned for when T-Mobile opens and I will send over an updated blog with pics of the inside of the store.  In the meantime, check out the images below.  The site plan of the center is shown along with a photo of the building with a mock-up of the future T-Mobile sign.  T-Mobile’s signage at this center will be spectacular.
